Certification
Energy certificates & CasaClima
In South Tyrol the energy performance certificate is a precondition for the building permit, handover, sale and letting. We issue it for new builds and renovations and guide the CasaClima procedure from registration to the plaque.
It starts with a complete model of the building: envelope areas, construction build-ups, glazing, heat generators, distribution, ventilation and use profiles. On that basis we calculate the energy demand using the current CasaClima methodology and tell you early whether the class you are aiming for — CasaClima A, B or Gold — is genuinely within reach for the design as drawn.
If it turns out to be marginal, we show which levers give the best return for the effort: insulation thickness, glazing quality and installation detail, heat recovery, the choice and control strategy of the heat generator. For CasaClima Nature the ecological criteria come on top — material choice, water consumption, component assessment — and these have to be considered early, because they are almost impossible to retrofit later.
During the procedure we handle registration with the CasaClima Agency, submission of the project documents, coordination with the assessor and preparation for the on-site inspection. At the end you receive not only the certificate but also a summary you can hand to a bank, a buyer or a board without having to explain it first.

Calculation
Energy-efficiency calculations
U-values, thermal bridges, heating and cooling loads: the numbers that determine build-ups and plant sizing — properly calculated instead of roughly estimated.
We calculate thermal bridges numerically to UNI EN ISO 10211, in two or three dimensions, rather than covering them with a flat-rate surcharge. You receive the linear thermal transmittance psi for every relevant junction and the temperature factor fRsi, which shows whether a junction will stay free of mould. For the critical details — balcony slab, window reveal, plinth, parapet — we compare execution options while they can still be changed.
Heating loads are calculated room by room to UNI EN 12831, using the climate data of the actual site. That matters, because South Tyrol runs from the Adige valley floor up past 1,500 metres, and a heat pump specified two kilowatts too large will cycle at part load, become audible and lose efficiency. Cooling load and overheating checks complete the picture for buildings with large glazed areas or high internal gains.
All results come together in one traceable calculation set: build-ups with material properties, U-values per component, a thermal bridge catalogue and the load calculation. Designers can work from it, assessors can follow it — and when the design changes later, we do not start from scratch.

Building physics
Moisture, summer overheating and sound decide whether a construction works not just on paper, but for decades.
For every critical component we carry out the moisture assessment to UNI EN ISO 13788 (Glaser method) and evaluate whether condensation forms in winter and dries out again in summer. We look particularly closely at internal insulation in existing buildings, unventilated roofs, timber elements with a vapour control layer, and junctions with historic masonry — that is where the damage appears that only becomes visible years later.
Summer heat protection has long stopped being a side issue in South Tyrol. We assess the phase shift and amplitude damping of the components to UNI EN ISO 13786 and develop a strategy from thermal mass, external shading, window orientation and night ventilation. The aim is rooms that stay comfortable without cooling — or with the smallest possible cooling system.
Where the project calls for it, acoustics are part of the work: preliminary sizing of separating walls and floor slabs, impact sound, façade sound insulation on through roads, and building services noise. In hotels and apartment buildings in particular, complaints can only be avoided if these questions are settled before construction starts.

Energy audits & renovation concepts
Survey, consumption analysis and comparison of options. You learn which renovation steps deliver the most per euro invested, and in what order to take them.
We start on site: recording build-ups, documenting plant and controls, understanding the layers of construction periods and earlier interventions. Consumption data from recent years is added, corrected for weather and occupancy. Only then do we have a reliable baseline in kilowatt-hours per square metre and year, against which every proposed measure can be measured.
We then model two to four scenarios — from a single measure to a full retrofit — each with energy demand, investment range, incentive effect and carbon balance. It often turns out that the obvious sequence is the wrong one: a new heat pump installed before the envelope is insulated ends up oversized and runs permanently at the wrong operating point.
The result is a staged renovation roadmap that fits your budget and your replacement cycles without blocking later steps. For companies we prepare energy audits to UNI CEI EN 16247, including a list of measures with an economic assessment.

Incentives
Incentive advice
Italian tax deductions, subsidies of the Autonomous Province of Bolzano and ENEA filings: we prepare the technical evidence and take you through the procedures on time.
Incentives are not won at the invoicing stage but during design. Before construction begins we check which instruments apply to your project — the tax deductions for energy retrofits in force at the time, the subsidies of the Autonomous Province of Bolzano, programmes for renewable installations — and which technical minimum requirements go with them. Often it is a few centimetres of insulation or a better window frame that decides eligibility.
We then build the chain of evidence: energy assessment before and after the intervention, technical descriptions, U-value documentation for the components claimed, and the technician's declarations. We file the ENEA notification within the prescribed period after completion — a deadline on which a surprising number of otherwise correct retrofits fail.
We will also tell you when an incentive is not worth pursuing. Some conditions cost more than the grant returns, and some instruments cannot be combined. You get that assessment from us in writing, before you commit.

Building services
Renewable energy
Sizing of photovoltaics, storage and heat pumps — dimensioned for how the building is actually used and for a site in the mountains.
For photovoltaics we work with pitch, orientation and shading — and in the Alps that includes the horizon: a slope to the south or a church tower costs more winter yield than any debate about module brands. We set the yield forecast against your building's load profile. Only that comparison shows how much self-consumption is realistic, and whether a battery makes economic sense or simply ties up capital.
Heat pumps are sized against the calculated heat load, not against rules of thumb: choice of source (air, ground, groundwater), bivalence point, flow temperature in combination with the emitters, and an estimate of the seasonal performance factor. We flag questions of siting and noise early, since they can become a real problem in a dense village centre.
Where photovoltaics, storage, heat pump and hot water interact, we look at the building as a system and improve self-consumption through operating strategy and controls. On request we also assess participation in a renewable energy community.
